B.C.’s housing market is projected to remain resilient throughout the rest of 2023

Residential sales are expected to decrease by 2.8 per cent to 78,640 units by the end of the year, according to an Aug. 29 housing forecast from the B.C. Real Estate Association (BCREA).

“The B.C. housing market has been more resilient than expected in 2023, with both home sales and prices holding up well in the face of sharply higher interest rates,” Brendon Ogmundson, the industry association’s chief economist, said in the forecast. Residential sales in 2024 are anticipated to rise 6.1 per cent to 83,425 units across the province, according to the BCREA.

Meanwhile, the Conference Board of Canada said B.C. should expect a protracted economic slowdown in the coming year owing to higher mortgage lending rates and high consumer debt.

The think tank projects B.C.’s economy will grow this year by an anemic 1.1 per cent, followed by 1.5 per cent in 2024 and 2.8 per cent in 2025.

The Bank of Canada has hiked interest rates 10 times since March 2022 in a bid to tamp down on inflation.

“The average price [across all housing types] in B.C. has varied widely throughout this year, beginning the year below $900,000 before reaching just over $1 million in May as sales in more expensive markets surged amid dwindling supply,” said the BCREA forecast.

The BCREA predicts that the average price of homes in B.C. will be $976,000 in 2023 – or a two per cent decline compared with 2022 – if prices remain around $970,000 throughout the second half of this year.

Average prices are expected to rise by 2.4 per cent to just over $1 million in 2024 as sales return to normal levels, according to the forecast. The BCREA notes that there is “risk to the upside on price growth given the state of housing supply.”

“We expect sales to cool as the result of renewed Bank of Canada tightening and a delay in expectations regarding the timing of future Bank of Canada rate cuts from early next year to perhaps the end of 2024 or even mid-2025,” said Ogmundson.

Unit sales in Metro Vancouver are projected to decline 4.3 per cent to 28,000 by the end of 2023 and then rise by 7.1 per cent to 30,000 in 2024. The BCREA predicts home prices will rise 0.2 per cent to $1,275,000 before going up another 1.2 per cent to $1,290,000 in 2024.

Simple Syrups

Today was the first day of school for my son, I can’t believe how fast Summer went and before you come at me, I know that Summer doesn’t officially end until September 23 BUT now that school has started that means, homework, lunches, dinner and early wake ups, so for me that means summer is done. Bring on Pumpkin Spice!!

Recently, I’ve been loving iced tea, and I don’t mean the sweet stuff you make from a can. I’m talking real tea, brewed and put in the fridge. Years ago, I never would have drank it, because it wasn't sweet enough, but I’m finding as I get older I like sweet stuff less and less. Since our garden has been producing mint like crazy I decided to make a mint simple syrup, which I mix with the sweet tea and it’s so good! Even my son likes it! Because that turned out so well, I decided to try it with peaches, Yes! You heard me right. It was such a refreshing drink! And if you really wanna go wild, mix a little of the mint and peach together! :)

Simple Peach Syrup Recipe

6 Peaches pitted and chopped (you can leave the skins on)
2 Cups of Water
½ to 1 Cup of White granulated Sugar (depending on how sweet you want it)

Wash the peaches well. Then slice them into quarters (or even smaller chunks), removing the pits.
 - Transfer the fruit, sugar, and water to a large, heavy-bottomed pan or skillet and heat over medium heat, bringing to a boil, stirring often until the sugar dissolves.
For a clear peach simple syrup: leave the peaches to simmer for between 10-15 minutes, only gently stirring occasionally, until they begin to break down, and the mixture has reduced and thickened.
For a lighter/thicker version: follow the step above but also use a potato masher to mash the fruit while it simmers.
- When the peach simple syrup is ready, allow it to cool for 20-30 minutes (it will thicken as it cools). Then, pour it through a fine-mesh strainer to remove the solids. Press down the peach pieces to extract as much syrup as possible.

Simple Mint Syrup

2 Cups Mint Leaves Washed 
2 Cups Water
½ to 1 Cup White granulated sugar (depending on how sweet you want it)

  1. Combine water, sugar, and mint leaves in a small saucepan. Bring to a boil over medium heat, stirring until sugar dissolves. Simmer for 1 minute; remove from heat and let syrup steep, about 30 minutes.

  2. Pour syrup into a sterilized glass jar through a mesh strainer to remove mint leaves; let cool.

Lemon Zucchini Bread

If you're like me and looking to use up an over abbundance of zucchini's from the garden, you’ll love this sweet bread! I made this over the weekend an and it turned out perfect with zucchini and lemon flavor combined into a fluffy bread. The glaze is my favorite part (how could it not be?) and was the perfect addition for this lemon zucchini bread recipe! Try it out yourself and let me know if you loved it....or not! 


Bread

  • 2 cups cake flour or all-purpose flour
  • 2 teaspoons baking powder
  • ½ teaspoon salt
  • 2 large eggs
  • ½ cup canola oil or vegetable oil
  • 1⅓ cups sugar
  • ½ cup buttermilk
  • 2 tablespoons lemon juice
  • zest of 1 lemon
  • 1 cup grated zucchini

Glaze

  • 1 cup powdered sugar sifted
  • 3 tablespoons milk
  • 2 tablespoons lemon juice

Instructions 

    • Preheat the oven to 350 degrees F. Grease two 5-x-9-inch loaf pans with cooking spray and set aside.
    • In a medium bowl, whisk flour, baking powder and salt together and set aside.
    • In a large mixing bowl, beat eggs with a an hand mixer. Then add oil and sugar and mix until well. Add lemon juice, buttermilk, lemon zest to this mixture and blend all together.
    • Wring out zucchini to remove moisture. Fold the zucchini into wet ingredients.
    • Add dry ingredients to the wet ingredients and mix until well combined.
    • Pour batter evenly into the prepared loaf pans and bake for 50–60 minutes.
  • To make the glaze, stir all ingredients together in a small bowl. Spoon over the bread while still warm. Let the glaze set for at least 30 minutes before cutting and serving.
